Independent builder-floor units in the older khands are the most common option, typically one to three bedrooms with a separate entrance. Gated apartment projects, more common toward the Extension, add security, lifts and shared amenities at a higher rent and with a maintenance charge.

Furnished, semi-furnished and bare-shell are all widely available, and the definition of semi-furnished varies enough that it is worth listing exactly what stays.

Deposits, brokerage and agreements

Security deposits are typically quoted in months of rent, and the number is negotiable, particularly for longer commitments. Brokerage is customary when you rent through an agent.

Insist on a written agreement covering rent, deposit, notice period, maintenance responsibility and who pays for what repairs. Register it where the tenure makes registration applicable.

Before you sign

Check water supply and pressure, power backup arrangements and the actual parking allotted rather than what is implied. Ask what the electricity billing arrangement is, since sub-metering in builder floors is a common source of disputes.

Visit once in the evening. Street lighting, parking pressure and noise look different after dark than they do on a mid-morning viewing.
